All of our rental properties are shown on the website. With more than just a few pictures, we try to provide you a realistic idea of what the property looks like before you even visit us, therefore making it easier for potential clients to view their potential property.

We also keep a track of all potential renters who are interested in renting, which means as soon as your property is in our database, it instantaneously seeks potential tenants.  This include;

We provide a unique service, by that we accompany all viewings and give all our clients a personal one-to-one service. We drive them to the property, helping them to find potential rental properties with ease.

We offer Landlords three different types of services giving you the option to choose from, these include;

  • Tenant Finding; This is the most basic service we offer, we find potential tenants, we carryout all administrative work and finally hand the all administrative work back to you.

  • Property management; after finding you a potential tenant, we take care of them throughout their tenancy agreement
  •  Rent collection; after finding you a potential tenant, we take care of the initial administrative work and collect the rent for you.

We also offer a very special service to landlords and buy to rent clients who want a hassle free service with a peace of mind. For some people the problems with renting their property out weigh the benefits of an extra income, bur it is the task of Shaban Properties ltd to make life more easier and relaxed for you. Many landlords find that receiving an extra income doesn’t turn out to be as easy as some say, as they don’t receive their rent on time, have continuous complains from tenants. Rent

We will be more than happy to come and visit you to give you an idea of the potential rental income, be it a house or a flat. All rent is paid by tenants on a monthly basis, which can be directly paid into your account.

Deposit

We take a deposit of 6 weeks and even up to 8 weeks, depending on the circumstance, which will be to safeguard your property against any damage. This fee will be returned to the tenant after the flat has been inspected and account for the cost of any damages incurred.

Agreement

We use an English legal tenancy agreement which is in Standard English and easy to understand. The tenancy agreement that is used will usually be for a minimum of 6 months, after which will be renewable on a monthly basis. Alternatively we can arrange an agreement based on a fixed period of time from a minimum 6 months. Furthermore the tenant has the opportunity to terminate the contract with at least 1 months advance notice.

Rates & Services

The payment of water rates, council tax, gas, electricity and telephone bills are generally the responsibility of the tenants.

Repairs

The landlord is responsible for all repairs to the property excluding window or other breakage or damage caused by tenants. If we manage your property, we will repair any damages but will charge the landlord. Any small damages will be instantly repaired by one of our contractors or someone nominated by yourself. However, for any major repairs, we will seek the landlords’ permission before commencing any major work.

Insurance

We try to help advise all landlords of the rental and legal protection insurance, which is a pivotal consideration when letting your property.
